LLB Architects of Providence was retained to design an industrial park where each building had incredible flexibility, and could allow anywhere from 1-12 tenants to access a main entrance, elevator and loading dock, and could be segmented into spaces anywhere from 2-40,000 sf. This concept could not have been conceived at a better time! In the 1st quarter of 2020, the Covid-19 pandemic hit the United States, as well as the entire world, with an unexpected ferocity! The country was locked down for two months, and flexible work environments became the new norm. The plans for the Sagamore Landing business park reflect, and were completed during the Covid-19 Pandemic, and we believe that this is one of the first industrial parks in the nation to incorporate all of the essential requirements needed for the post-pandemic economy!

'Why not live and work right here?': New $20M business development coming to Fall River

FALL RIVER — Ground was broken on Wednesday at the site of the former Sagamore Mill building on Ace Street to make way for the construction of a new state-of-the-art business and manufacturing park.

Local developer and owner of DDS Industries, Dwight Silvia, who is building the multi-facility Sagamore Landing Business Park, said that while Fall River’s economic development has made advances in developing market rate housing, there is a need for commercial space in the city.

“As you can plainly see, the recent developments in the city there are state-of-the-art apartments and condos, with the premise that Fall River is a place you’ll want to live and work. We’re seeing people coming to the city to live, which is great, but what about a place to work,” said Silvia. “Any Realtor will tell you, there is very little commercial space available.”

Sagamore Landing Business Park Ground Breaking

Dwight Silvia, the local developer and owner of DDS Industries is excited to announce the breaking of ground on 140 Ace Street in Fall River. The new modern state-of-the business development is located on the former site of the demolished Sagamore Mill building #1, where history meets the future.

LLB Architects of Providence were hired to creatively design the modern two-story buildings with flexibility allowing the project to pivot in multiple directions to satisfy the needs of end users ranging from manufacturing to technology, warehouse, flex uses as office (medical included), retail and service providers. The project is Financed by Bank 5.

FALL RIVER – A multi-building commercial and industrial complex referred to as Sagamore Landing is being proposed for the site of the shuttered Sagamore Mill building on Ace Street.

Local developer Dwight Silvia, whose business DDS Industries borders the mill, emailed Historical Commission members last month notifying them of his intention to demolish the mill. Because the property is listed on the Fall River Register of Significant Structures, it is subject to a six-month demolition delay. The earliest demolition work could begin is June 13.
